Collect all rents due from tenants in a timely manner. Pay all invoices and other obligations from the property’s escrow account. Provide monthly written management reports that provide the owner with a complete summary and analysis of the activity that occurred during the prior month. Provide accurate financial statements with the use of property management and database software. Routinely inspect the property to ensure that the property is maintained in a first class manner. Routinely meet with tenants to assess their needs and handle any maintenance request. Maintain relationships with service providers to handle repair and service requests in an efficient and cost-effective manner.

Maintain strong working relationships with numerous contractors to provide quality tenant improvement services at a fair and reasonable price. We normally obtain multiple bids on significant projects. Prepare detailed work orders to ensure the projects are completed exactly as anticipated. Develop close relationships with other commercial leasing agents in order to lease vacant spaces and to maintain current knowledge of market rental values. Represent owner’s interest when negotiating the renewal of leases with existing tenants and negotiating leases with outside leasing agents. Strive to retain tenants whenever possible. This translates into lower tenant improvement costs, lower lease commissions, and reduced vacancy. Review lease agreements and other documents and suggests basic economic terms.
