Our property management team offers all of our clients an array of services and solutions. Our main purpose is to facilitate the goals and objectives of our owners. Below is a list of tasks that Charter I Management performs with regard to managing commercial real estate and achieving those goals and objectives.
- Collect all rents due from tenants in a timely manner.
- Pay all invoices and other obligations from the property’s escrow account.
- Provide monthly written management reports that provide the owner with a complete summary and analysis of the activity that occurred during the prior month.
- Provide accurate financial statements with the use of property management and database software.
- Routinely inspect the property to ensure that the property is maintained in a first class manner.
- Routinely meet with tenants to assess their needs and handle any maintenance request.
- Maintain relationships with service providers to handle repair and service requests in an efficient and cost-effective manner.

- Maintain strong working relationships with numerous contractors to provide quality tenant improvement services at a fair and reasonable price. We normally obtain multiple bids on significant projects.
- Prepare detailed work orders to ensure the projects are completed exactly as anticipated.
- Develop close relationships with other commercial leasing agents in order to lease vacant spaces and to maintain current knowledge of market rental values.
- Represent owner’s interest when negotiating the renewal of leases with existing tenants and negotiating leases with outside leasing agents.
- Strive to retain tenants whenever possible. This translates into lower tenant improvement costs, lower lease commissions, and reduced vacancy.
- Review lease agreements and other documents and suggests basic economic terms.
